Northridge Construction LLC was founded by Mike Martin in 2017 to bring premium residential construction services to Maine's Mid-coast. We specialize in high-performance, energy-efficient new residential construction and renovations.

We start with your site and architectural design. Then we provide you with a detailed cost estimate and work transparently with you to fit your budget. [add link to example]

How much does it cost to build a new house in Midcoast Maine?

A typical cost range is $350 to $425 per square foot for the home itself. The larger the home's conditioned area, the lower the cost per square foot, and vice versa. Note that this cost refers to the structure — not the lot, site utilities, or design fees. Use our Project Cost estimator above for a rough breakdown, or contact us for a detailed estimate.

Should a house be able to "breathe"? Can you build it too tight?

The tighter the envelope, the lower the operating cost — but a healthy indoor environment requires controlled air exchange. In high-performance construction, that exchange happens through a mechanical ventilation system (typically an HRV or ERV), not through random air leakage. A cost-effective standard is the Pretty Good House framework. Air-tightness is measured with a blower door test.

How tight are the homes Northridge builds?

Our most recent blower door result was 0.92 ACH₅₀ — three times better than Maine's building code requirement. Achieving that level of air-tightness requires careful detailing at every penetration and joint, and is a direct result of working with the same skilled trade partners on every project.

Does Northridge offer architectural design services?

No — Northridge is a general contractor, not a design firm. We work from drawings and specifications provided by your architect or designer. If you need a recommendation for a design professional experienced in high-performance construction in Midcoast Maine, we're happy to suggest partners we've worked with successfully.

How does Northridge handle cost estimating and budgeting?

Every project begins with a detailed, trade-by-trade cost estimate before any contracts are signed.
